Rented PropertiesFrom 1st April 2018 it is mandatory for all landlords to make an Energy Performance Certificate rated E or above available to prospective tenants, as part of the letting process.
Once obtained a certificate remains valid for up to 10 years.
In 2020 there will be a need to obtain an E rate or above Energy Performance Certificate for an existing tenancy, but it would be advisable to improve your property now to ensure there are no delays in the re-let process.

The Assessment Process
The Assessment ProcessDuring the assessment it is important in order to generate an accurate report that we have information and unrestricted access to the following areas (if applicable)
- All storeys & rooms in the property
- Boiler/hot water cylinder
- Gas/electric meters
- Roof void
- Heating programmer/thermostat
For most properties the inspection will take approx.1 hour.
If you will not be present during your survey, please be mindful that the survey cannot take place if there are juveniles under the age of 16 in sole charge of the property.
We will not enter a property where dogs or other animals that could pose a hazard are unaccompanied or unrestrained.

What is an Energy Performance Certificate?An Energy Performance Certificate shows the official energy efficiency rating of a property.
The certificate provides you with a rating for the building, showing its energy efficiency and its environmental impact on a scale from A-G (where A is the most efficient and G the least efficient), in graphical format. It also contains recommended ways to improve the building’s energy performance.
An Energy Performance Certificates are commissioned by the seller, landlord, (or their agent) from an accredited Energy Assessor, who has undergone specific training in energy performance of buildings using RdSAP methodology (Reduced data standard assessment procedure) who visits the property to collect the relevant data and creates the certificate.

What the Certificate meansThe Energy Performance Certificate is similar to the certificates now provided with domestic appliances such as washing machines and refrigerators.
Its purpose is to record how energy-efficient a property is as a building.
Two ratings are shown. The environmental impact rating is a measure of a home’s impact on the environment in terms of carbon dioxide (CO2) emissions- the higher the rating, the less impact it has on the environment.
The energy-efficiency rating is a measure of a home’s overall efficiency. The higher the rating, the more energy-efficient the home is, and the lower the fuel bills are likely to be.
Each rating is based on the performance of the building itself and its services (such as heating and lighting), rather than the domestic appliances within it.
The Certificate also lists the potential rating of the building if all the cost-effective measures were installed.
The ratings will vary according to the age, location, size and condition of the building.

Why is the Certificate important?Nearly 40 per cent of the UK’s energy consumption arises from the way in which our 25 million buildings are heated, lit and used. Even comparatively small changes in energy performance and the way we use each building will have a significant effect in reducing energy consumption – and therefore carbon emissions.
The Energy Performance Certificate is part of new ways to improve property efficiency. It will include suggestions to help homeowners to improve the energy efficiency of the building. This can mean lower energy bills for the occupiers, and could make homes more attractive to potential purchasers.
